CPM brings Tom’s extensive business and litigation experience to the table. This allows us to guide you away from problem tenants and bad business arrangements. CPM also guides you in how best to structure lease agreements and other basic business decisions. There are no additional charges for this experience and guidance.

Typically, CPM charges the same rate as the prior manager. There’s a one-time charge for locating new tenants equal to 5% of the first year’s rent. For new customers, who aren’t currently using a property manager, the fee is 6% of gross rents per month for the first year.

You will never have to pay attorney fees unless a specific issue arises and then you will be fully apprised of the issue and it will be your decision whether to hire Tom or other counsel. The benefit of Tom’s business and litigation experience should keep you out of bad relationships that can sour and result in litigation. However, at times, issues arise that no one anticipated and legal assistance is appropriate. Like an eviction. Hopefully, these situations will be few and far between.

Most of our properties are small “mom and pop” size properties, single family homes, duplexes, triplexes, fourplexes, etc. However, CPM does not shy away from any property management, including large residential buildings and commercial buildings.

CPM has established relationships with vendors, handymen, plumbers, contractors, etc. CPM is also happy to work with the owners’ vendors.

CPM has dealt effectively with problem tenants. With the weight and potential firepower of an experienced litigation attorney, at times, problem tenants have been more reasonable. CPM focuses on removing problem tenants quickly and efficiently. Depending on circumstances, it is usually better to pay a small cash settlement than to let an Unlawful Detainer action go to trial.
